We have just returned from a week at Rose Cottage, it is cosy and spotless, well equipped, and well situated for Louth, Mablethorpe and Theddlethorpe, which are lovely beaches for walking the dogs. The garden is enclosed for the dogs, cottage is close to a road but it didn't bother us. Because of the rural situation the tv signal is practically nonexixtent so we spent a lot of the evenings watching Netflix. We loved it so much we are planning on booking again for next year.
We have just returned from a two week stay at Rose cottage the property has everything you could need for a self catering holiday. It was warm clean and comfortable, the garden was enclosed so our dogs couldnt escape as the road alongside the property is quite busy at times. Ian was very helpful supplied us some logs for the fire and checked in by text to make sure we were ok and if there was anything we needed for our second week. A nice walk to a pub the Royal Oak The Splash and only a short drive to a lovely beach. We were sorry to leave.
We had a fabulous 5 nights at rose cottage. Our dog loved the enclosed garden and the cottage itself was so cozy. Great walks direct from the cottage and only 10 mins away from town. The roll top bath was a treat and we enjoyed relaxing in that. We loved the coffee machine and was grateful for the welcome treats. The boys enjoyed the smart tvs which really does help when you have kids! We would definitely stay again. Thank you

We found this a friendly, welcoming and cosy cottage. It was an ideal base for visiting the local area. The welcome pack was a lovely surprise complete with delicious Lincolnshire plum bread.
Cottage was loverly , well equipped with everything you need . The only suggestion I have is curtains or blinds at the window in kitchen and other windows . Hand rail on stairs a little short .

Lovely cottage with everything you need for a comfortable stay. We really appreciated the thoughtful gesture of plum bread, milk, and Prosecco on arrival. It was so nice to sit outside and enjoy the beautiful view of the fields. The location also offers easy access to nearby attractions. The only downside is that the property is situated on a very busy road, which can be a bit noisy at times.

Location is a combination of being situated on a main road in an isolated area, so when no vehicles are tearing past you, it's absolutely tranquil. The cottage is well soundproofed but a recommendation for any hot nights is that if you open the bedroom window then do leave the bedroom door open otherwise the door will rattle all night. All fittings are well used but clean and everything works. The WiFi which you will find the password for right at the very top of the guest information details and not buried somewhere in the middle of page 3, which is usual in my experience is passable. If you bring with you a streaming device such as Fire Stick then it should provide acceptable viewing experience. Overall a very comfortable and happy stay was had.
We had a lovely week in Rose Cottage, a typical country cottage with latched doors and a stable type front door. The views from the cottage were amazing and we enjoyed walks through nearby fields of wheat and barley with the occasional glimpse of a hare or two. The cottage was clean, well equipped and tastefully decorated and the beds were extremely comfy. Being by the main road meant everywhere we travelled was very accessible, and the daytime traffic noise didn't deter us from sitting outside at every opportunity we picked the hottest week of the year so far! The owners were helpful and friendly and we appreciated the generous welcome pack especially the Lincolnshire Plum Bread which is now a firm favourite.
Wonderful little cottage, secure garden overlooking fields sunsets were magnificent, near Lincolnshire Wolds walks and beach walks and pretty little towns to visit. Beds really comfy. Both us and the dogs were very happy sitting out in the garden watching the world go by. The road is nearby but it never disturbed us when tucked away on the patio. All kitchen appliances worked and the shower was super powerful a separate bath was a plus!. Met the lovely neighbours too our dog were fans!. All in all a super week in a comfy cottage in a great location. Owners were very kind accommodating last minute dog visitor changes and suggesting walks!.

Lovely cottage, clean and nicely decorated with comfortable furnishings. We felt at home right away. The dogs loved the enclosed garden, great spot to catch the morning sun. Hosts welcoming and helpful, the welcome pack is a lovely touch. The neighbours are close by, but were really friendly to us and our three dogs. Would definitely visit again.

The place is very dirty and dusty. Television not working. two chairs came undone very dangerous stairs are very dangerous I had to sleep downstairs. The dining room table was loose had to make repair. the garden is a mess not some were you can seat to enjoy tea amongst tbe weeds.the downstairs toilet roll holders was broken I made a repair. Very disappointed.

The first impression when we arrived at the cottage was not good. The gravel drive had plenty of grass and weeds growing threw it, and even more where the picnic table was standing. Inside the cottage was nicely decorated and furnished but it was a bit dusty with some cobwebs in the bathroom and lounge. Overall it is a nice cottage, but it could do with some attention in places. On reading other reviews, it seems that some of the things we were concerned about, had been mentioned before. I did contact the owner to tell him about a broken dish. Also the Xpelair in the bathroom not working, there was a broken bulb in the twin room and no light in the fridge, and a broken toilet seat upstairs. It will be interesting to see if these are fixed in due course.
We stayed at Rose Cottage for 3 weeks whilst we had some work done at home. Lovely quaint Cottage with a secure garden for our 3 dogs, 2 daschunds and a Husky....nice walks nearby and not far from Louth for shopping. Really lovely welcome pack on arrival including treats for the dogs. Everything adequate for what we needed for our stay.

TV could only watch two channels as no signal, this should have been advised beforehand when booking as was mentioned in info booklet re tree. Not good over Christmas period only to have two channels. Neighbours Christmas lights flashing all night into bedroom, even though we were advised to not leave lights on to upset neighbours. No lights in fridge, hob. Only large saucepans and frying pans should have also been small ones. Washing machine not working. No towels in downstairs shower. Front door would have been nice to have a curtain as dining table near front door. coming out from bedroom, stairs very dangerous, maybe stair gate would be advisable. Would advise a checklist as new guests arrive, chipped plates, washing machine etc.
Rose Cottage is truly lovely, we arrived tired and hungry to find the cottage lit by lamps and a beautiful Christmas tree to give us a very warm and cosy welcome. It is in a lovely location, and despite a minor issue with the shower dealt with promptly by Ian, and a power cut to the village on Christmas Day, we had the most restful short break. We would love to return in the summer to enjoy the outdoor space too. Thank you for such a lovely place to stay.
We had a lovely stay at Rose Cottage. The lovely cottage is homely, well equipped, lovely and warm, safe and secure for our pooches who loved the garden. Close to a bridal path and woods for walkies and geocaching. Excellent location we will be back.

We had a lovely stay at Rose Cottage. Its a really nicely decorated cottage, very homely and comfortable. We loved having the fire in the cosy living room. The beds were very comfy too with beautiful views over the fields. The shower was very good and it was a nice treat to have the roll top bath too. The kitchen was very well equipped and had everything we needed for cooking. It was also a bonus to have a very secure garden, which our dogs loved. Would recommend and would definitely stay again.

A lovely place to stay. We had a beautiful relaxing weekend for our first anniversary, with an added bonus that it was pet friendly too,so our dogs could enjoy it with us! Owners reachable quickly for any problems, should there be any. Will most definitely be back!

As we pulled into the drive of the cottage, the gravel was full of weeds and very unkempt we went into the cottage and there was a musty smell, in the kitchen it smelt like sewage,there was thick Dust all over the lounge area, and the Bathroom was disgusting, dirt all around the shower mould in the sink plug,this is not an area where I would want to wash, I could not stay in this place and couldn't wait to get out of there , we came up to Lincolnshire because it was my sons 50th Birthday but went back home to Dorset at 230 in the following morning after having a short rest which is a 6 hour drive, very upset and disappointed
Lovely property, great host and a lovely welcome. Kitchen had everything I needed to cook and clean up with fab views across the fen. Comfy sofas and cosy cottage vibes with lots of space for us 2. Good size fridge freezer and dish washer. Clear welcome information. The neighbours are close but very quiet. Very much appreciated the welcome pack especially as I hadn't packed any tassimo pods. There were a couple of issues Ian flagged on arrival but they didn't cause us any problem and Ian was very efficient fixing what he could. If you are bothered by light when you sleep you might want to bring an eyemask or use one of the baby blackout blinds on the bedroom windows as the sun will shine in as Lincolnshire lives up to its reputation of big skies. Location wise it is on a main road but not a lot of road noise. Good size driveway. Not far from Louth which is good for shopping with excellent butchers, bakers and green grocers with local produce. It is not far to the sea. Sutton on Sea is lovely and we picked up every thing needed for a picnic at the near by Sandilands, with good access to the promenade and beach recently come under national trust and had 2 hours free parking for all members can get a ticket for free until March 2025 from the snack van great toilets and accessible facilities if you have a blue badge. Lincoln is just under an hour across the Wolds. Hope to visit again when next in the area.

Very cosy and comfortable, the welcome pack was very thoughtful, we enjoyed the plumb loaf and bubblie. The countryside was relaxing and lough a very pretty town. The cottage garden could do with some TLC, the roses were in full bloom. It was like home from home and we really enjoyed our stay.
Just the tv issue but pre warned regarding reception. Everything else was really good and the welcome pack unexpected We would come back if we were in the area again.

We loved our stay in Rose Cottage, an ideal place to get away from it all in any season. Cosy, comfortable and well equipped it's a home from home within easy reach of coast countryside and town facilities.
We had a terrific stay at this lovely cottage with our 2 labradors. The house had everything we needed for us and our 4 legged friends, with plenty of space to chill out together. The neighbours were lovely and we really appreciated the fabulous welcome box the owners provided. The location was great for both countryside and beach dog walks. It's obvious that the owners take pride in making sure guests can make the most of this lovely property. Thank you so much.
We had a very enjoyable stay at Rose Cottage. Rose Cottage is well maintained and clean and provides a typical cottage style feel to the property which we like. We had 4 dogs with us and they all were comfortable and enjoyed their stay. The property has a locked gate to the garden which kept our dogs secure and safe. Overall this was a very enjoyable holiday and we would not hesitate to book again in the future.
My heart was drawn by the beautiful picture of Rose Cottage. This hidden gem was Perfect. Our main concern was our 3 Jack Russells. They tested every inch and didnt escape. Large area for them too. We visited the beaches which werent to far away. Louth is also very beautiful. Few minutes away. Cottage its self is faultless. Views very pretty. Pub very close by. Lovely welcome pack. Stayed 18th August for a week, had an absolutely wonderful time. Everything in the cottage we needed. Lovely surroundings and walks from the cottage are good too. We enjoyed our walks through the farm and legbourne wood, so peaceful and full of nature. We even had a nest of swallows in the cottage porch which was fascinating to watch. Only thing I will say is TV signal is not brilliant but didnt bother us in the slightest as there was Netflix, bbc, itv x etc etc if you did want to watch a bit of tv we didnt Louth is 10 minutes away, great for shopping and Hubbard hill and the canal nice for walking the dog. 20 minutes to mablethorpe if you want the seaside, we did go once but preferred the quieter places. Communication from the owners was fantastic and they are easily contactable if you need anything. Hoping to return next year
Excellent holiday at Rose Cottage. Good location and great for dogs with the available outdoor space. We would have liked more pans for cooking but that is a very minor complaint. Beds were comfy but be careful on the staircase. Overall we had an excellent time at Rose Cottage and would recommend to family and friends.

Rose Cottage was a great place to stay for a week. The weather didnt let us down which always helps. Super location for places to visit we would definitely recommend Louth. Moggs Eye beach for walks with dogs. The cottage was clean and welcoming with a nice welcome pack. The splash pub had great food. The cottage is a great place for anyone that loves getting up close with nature. The cottage is close to a main road but for a weeks its not a problem and you are overlooked by the neighbours next door which cant be helped. Dogs were safe in the garden although they werent keen on the stones and Daisy would not use the steps so did hurt her foot jumping off the wall. Overall a lovely stay, much appreciated.

Location to the main road a problem but did get used to the noise eventually our fault we should have Google mapped it rather than rely on the brochure write up. Couple of maintenance items needed fixing that owner did really quickly surprised these hadn't been picked up before we had the cottage really rather obvious. Obviously the neighbour doesn't like the property to be a holiday let, one day we sat in the garden to get the last of the sun so she came out and cut the grass again on her ride on mower even though she had done it that morning covered us in grass and stones so we had to go in. She then came out shouting about how we had left the car near the road and it blocked her view so I had to explain to her we were going out very shortly.
Lovely cottage in dog secure gardens overlooking the countryside. Very near Louth but within easy distance of the coast and Lincoln. There was no TV reception but we were able to watch Netflix every night. The cottage was well equipped and comfortable. We had to use the central heating because we had a cold snap of 13C all week! The cottage heating up quickly and the remote control was simple to use. We would have enjoyed the seating in the garden if it had been warm enough! Plenty of parking for the car. The sat nav didn't work for this property and we spent 10 mins looking for it.

We had a lovely stay with our 2 dogs. Good distance to lovely long beaches and views over the fields. Yes the cottage is near to the road however the road has more quiet than noisy times and once inside it wasnt noticeable as noise. The owners left us some delicious plum loaf and Prosecco which was much appreciated and the neighbours were super friendly. Good outside space for the dogs and really cosy cottage.
Would not have booked this property if I had known it was 15 feet from a main road
