It would have influenced our decision to book the property if we had been informed there was no tv reception for itv channel 4 or channel 5we wouldn't have booked.

Well equipped cottage in a quiet, peaceful area. Christmas decorations were very nice as was tea, coffee, plum bread. We found the freeview signal very poor, at times could only get one channel. Bathroom gets very condensated at times, would have liked a blind at the window. Pillows too flat and quilt not warm enough for my liking.
The booked accomodation was unavailable owing to a very recent shower problem. Owner put us in alternative accomodation, a barn conversion done and furnished in a modern style. The heating and hot water system was quick and very good. The only downer was tthat the broadbaand connection tended to drop out when streaming tv.

Lovely cottage with good facilities and a pleasant owner contacted by text. Only comments are 1. The listing says 2 bathrooms, where in fact it has one shower room and two separate toilets one up, one down. 2. Pillows were bit flat, so we had to borrow from the second bedroom not ideal if occupied by 4 persons. The plus side was when stripping the pillow case on departure they were clean and no stains. 3. Great master bedroom and lounge and excellent facilities in the kitchen. 4. Appreciated the cake, milk and teacoffee on arrival. The cottage was ideal for the two of us and we had a very happy week there.
We had a great holiday. Warren Cottage was a great choice for us. Very spacious inside, large L shaped garden for the grandson to play, off road parking, quiet area in the countryside. Cottage is centrally located to go to the beach, surrounding villages, and Lincoln city, or National Trust properties. Highly recommended.
We had a lovely stay , the weather was kind and we saw Lincolnshire in all its Splenda. The property was in a lovely peaceful location . We had time to relax away from our farm after a very busy season . We hope to be back soon as we love Lincolnshire .
Our second stay at Warren house cottage, and yet again it did not disappointed even better than last time the new full size fridge freezer was a lovely improvement, we also found the pub at the top of Panton road The Crossroads Inn was brilliant all home made food, and a really friendly bright pub. Unfortunately I dont think we will be returning because of the lack of respect and loyalty program Sykes Cottages has, a shame after booking with them for over 25 years.
Warren house cottage is out in the countryside with peace and quiet surroundings lovely to hear the birds singing but with easy access to Lincoln, Louth the coast etc. The cottage is cosy, well presented, and well equipped. There is plenty of outdoor space to relax. The owner Eva kindly left, tea, coffee pods, sugar, milk and a local Lincoln fruit cake which were very welcome on our arrival. We enjoyed our break and would recommend this cottage. Thank you Eva.

Lovely house, clean and comfortable in a beautiful and quiet surrounding that was a great escape from the city. The kitchen is fully equipped, and the lovely hosts also made sure that there was tea, coffee, fresh milk, as well as some olive oil and spices, a loaf of local bread and chocolate Easter eggs for the kids! The living room is spacious and our kids enjoyed the indoor and outdoor games! The garden is beautifully maintained, and beds are comfy. A lovely, peaceful place for a holiday
We had a lovely stay in Warren House Cottage. The owner was very helpful in providing baby essentials and giving tips on things to do in the area and the cottage was comfy and charming. We went on some lovely walks in the woods and on the beach and were able to stay in the garden into the evening due to it being a sun trap!
Great little cottage, well located and very clean, everything was as you would want it to be. Dishwasher would be a great addition, preferable to a washing machine

Warren cottage is lovely. comfy beds, clean, fab all roud. My 2 girls lived the big garden. Great location for Lincoln and the coast. Would definitely stay again.
We had a lovely stay at Warren Cottage. The cottage was clean, with a very spacious, comfortable, lounge and master bedroom. It is in a quiet rural location but within easy distance of Lincoln and its cathedral and some aviation museums and memorials which we found interesting. It was nice to come back to the cottage and enjoy sitting in the garden, listening to the birdsong and we were especially pleased to see a Green Woodpecker on the grass on several occasions.
We didnt have a problem with the fact that the back of the house is blocked of as it is used by the owners next door, also didnt have a problem with most of the garden being out of sight of the front door, also the front door is just as close as a fire escape as the back, the house and the location is lovely we were very smitten, birds in abundance, amazing sunsets and peace. Hopefully we will be returning as we still have lots to see and do that we didnt manage on this visit.

The house was in a lovely setting , if you wanted to sit in the garden you had to walk around the garden you could not see the house so had to lock the door every time you went round the garden . Also the back door was locked and you couldnt access it as was owners garden .i think you should be able to access the back door in case of emergency .sometimes not very quiet when children were in the back garden

We enjoyed our stay at Warren house cottage, it was clean and tidy with a large living room and master bedroom and had just about everything we required during our stay, and is in a nice countryside location with a large garden area laid to lawn. Negative points 1. As the back door to the property led directly to the garden of the main house it was permanently locked and could not be used, I would have preferred it if keys were available so the door could be used in an emergancy situation should the need arise. 2. We could only get the TV to work on BBC 1 and 2. 3. The drive was not motorcycle friendly, it was made up of beach pebles and was like riding on marbles and not safe to park a motorcycle on without a side stand block to spread the load.

An excellent property ,clean,well equipped and ideally located for driving to Lincoln and the coast. The owner was helpful,friendly and even provided extra wood for the fire in the living room when it turned a bit cold at night.We would recommend this cottage to anyone wanting to stay in this area

Lovely cottage and location. Felt very welcomed here, with tea coffee and milk in fridge and plum bread on arrival which was a nice surprise. Felt very at home, and relaxed all week. Good location to explore, and we ditched the car for a couple of days cycling through some lovely countryside. Thank you for a lovely stay.
The property was lovely and quiet with everything we needed for a lovely relaxing holiday. I can't believe how well we slept! The owners were very helpful and friendly we had a small problem with the shower which they sorted out immediately, keeping us fully informed. We loved the Lincolnshire Plum bread and milk they left as a welcome gift. We were very lucky with the weather and were able to sit outside on a number of occasions to enjoy the spring sunshine. We would thoroughly recommend both the cottage and Lincolnshire for a wonderful holiday.

Great property, all you need for cooking. Log burner for the dark evenings, a very comfy bed! excellent, central location for exploring Lincolnshire. Eva was around and was very nice! At the end of the phone if needed. Definately would stay again or at one of the other properties available to hire.

We had the most relaxing holiday break here at Warren House Cottage. The setting of Panton is very peaceful. Short drive to supermarkets, approximately 15 minutes. A beautifully decorated cottage with great a wide range of kitchen equipment. The log burner and main bedroom are spectacular. The very large garden would be excellent for younger children. Very peaceful. Would highly recommend.
Warren house cottage was so beautiful, it was well equipped and had everything we needed. It had lots of added extras which we were very grateful for! We spent most of our evening's in the garden as it was so peaceful and had beautiful views. Warren house cottage was in the middle of everything so we went to lots to do. We really enjoyed our stay and was sad that we had to go. We would definitely book again.
A lovely and quiet rural setting, perfect for walking and cycling, but also well placed for visiting local attractions and Lincoln. The cottage is well equipped and comfortable and it was lovely to meet Eva and her family during our stay. The persistent rain stopped us making the most of the garden, but the visiting wildlife more than made up for it. We will be back if we visit Lincolnshire again!

Lovely cottage in a really quiet and peaceful location. Ideal for a rest from everyday hustle and bustle but not to far from the coast or Lincoln. Cottage was really cosy and had everything to make it feel like a home from home.

Lovely house. Would suggest updating the shower other than that, excellent. We choose wonderful week weather wise and found lots to do in the area, also made good use of the great outdoor space. Be back next year.
Lovely cottage. Very peaceful, just what we needed. Well equipped cottage. May be that we just couldn't find them, but would have been helpful to have clothes pegs for the washing line or an indoor airer to dry clothes on. Would definitely recommend.

We had a wonderful week in the cottage. We're relatively new to taking a baby away with us and really appreciated all the equipment left for us changing mat, a bath etc. The kitchen was well equipped and we loved our time spent in the garden having a BBQ. As tired parents to a busy baby, we were so grateful for a lovely, large and comfy bed in a huge bedroom and slept so well in it. We left feeling so grateful for a lovely, restful week here.

A lovely quiet location. The cottage had all the facilities we needed and was very clean. We were there in the heat wave and the cottage was very cool. Lots of places to visit within half an hours drive.

We were delighted with how peaceful and comfortable the cottage was. Eva was very friendly and welcoming with excellent knowledge of the area and lots of tips on places to visit and where to eat and was quick to respond to any issues. We woulld certainly stay here again. I personally enjoyed walking the surrounding lanes, taking in the local wildlife. On a practical note, being at the senior end of the age range, I felt the lockbox for the keys was positioned rather low for my knees and the fridge was quite low and on the small side. My wife and I managed well with the shower but larger framed folk might find it a bit tight. Other than that, the cottage ticked all the boxes wonderfully well.
A lovely comfortable cottage in a very tranquil location. The garden seating area was used most days to watch the sun setting. The owners were really friendly and helpful on surrounding areas to visit. Avery relaxing holiday with all the equipment needed for a peaceful break.
