
Sunny Cottage is a former gamekeeper's cottage set on the edge of mature woodland above the village of Barkston in Lincolnshire. Accessed through a pair of five-bar gates and along a herringbone brick path, this four-bedroom property sleeps up to eight guests across the main cottage and a separate garden lodge annexe. It's secluded, private and genuinely off the beaten track.
The half-acre cottage garden was designed by Herbert Exton in the 1950s and featured in Geoff Hamilton's Paradise Gardens TV series. Apple trees, tree peonies, wildflowers and seven garden benches fill the space. Deer visit daily. The Stag pub is 0. 8 miles downhill.

The main cottage has a king-size double with a French antique bed, a twin with antique writing desk and a children's single. The family bathroom has a cast iron roll-top bath and mosaic walk-in shower. The annexe sleeps four across two ground-floor doubles with a Jack and Jill en-suite and a cinema projector wall with DVDs.
Belton House (National Trust) is two minutes away. Woolsthorpe Manor, Isaac Newton's birthplace, is 25 minutes south. Belvoir Castle is nearby. Rutland Water offers cycling and watersports within easy reach.
